I’m all about saving time. Over the years I’ve created dozens of templates for almost every type of real estate situation you could imagine. And of course, when that situation arises I simply go into my folder, find the corresponding document and just fill in the necessary info.

Well… one of the most important things you will do as an investor is gathering property information, so you can evaluate the property to see if it’s a potential deal or not. A lot of folks have fill-in-the blank fields on their websites – which is a smart thing to do.

But a lot of times someone might call you and you end up playing telephone tag with them. However, if you don’t want to lose the deal you should email them the necessary information you need about their property. If you choose to do this (which I think you should), below is a template that you can use when emailing a seller who has responded to one of your marketing pieces.

(By the way, this is the template I give to my assistant, so if you have an assistant you can pass this along to her).

2. Number of bedrooms
3. Number of full and half baths
4. Year built
5. Does it have a basement and is it finished
6. The number of levels of the property, including the basement
7. Is there a garage, what is the parking situation
8. What repairs are needed to make it ready for a new homeowner
9. Whose name is on the title to the property
10. How much do you need for the property
11. Is the property vacant or occupied
12. What is the mortgage balance on the property

Now, that P.S. just might be one of the most important parts of the email. Because if the seller isn’t sure they want to work with you or if they trust you enough… a lot of times that special report will prove to them your company is head and shoulders above the rest and you’ll quickly differentiate yourself from the competition.
