    To the Novice Investor Feeling Victimized Right Now

    My good friend of many years called me the other day in a panic. He was well behind in payments on an investment property he purchased a couple of years ago. The reason he is behind is not because of any hardship no, the reason he is behind is because he simply decided to stop making payments on the property. Probably not the wisest decision but his justification was this. He initially paid $425,000. His down payment in cash was $115,000.

    Which Guru is For You?

    OK there are plenty of so called Real Estate experts out there right now. Touting their praises of how they have made a zillion dollars one way or another and by following their “program” You can too. It seems that more are joining the ranks every day. I personally have been bombarded with emails for offers of discounts, deals, specials, and invitations to join in webinars that claim to change your miserable life once and for all.

    If You Really need to Sell your House….. Read This

    First of all I think it is always about price, however marketing is very important as well. I know that sounds wishy washy but what I am saying is this. If you overprice the home all the marketing in the world will not sell it nor will it appraise if someone is willing to buy it at a higher price.

    Time to Reinvent your Investing Career?

    Well we all know these days the world of Real Estate investing is in the tank (so to speak). No need to go into all the negativity in the media and general news because it has gone on for long enough for all to hear.     Want Better Returns Use A Self Directed IRA

    The current environment is not exactly favorable for financing your Real Estate investments, in fact it is next to impossible to borrow from traditional banks and it appears for now that is a trend that will go on for some time. The facts are credit is tight, Real Estate investing is not the first choice for banks to put their money and if you have any dings to your credit you are going to be left in the cold when it comes to financing your net venture.

    Rehabbing, Is It In You?

    There are plenty of stories out there of people making a killing buying old dilapidated homes fixing them up and selling for huge profits. Seems simple enough, go out and find a house which is “a good deal” buy it, fix it up, sell it for more than you have into it and keep the profits. Those TV shows on the subject sure make it look easy and you sit there thinking, hey I am as smart, if not smarter than those guys, I could do that. If you follow these shows at all it looks as though you can, as one show puts it, (and I am paraphrasing here) make more money on one deal than most people make all year.
